Barrie's housing market is heading into the fall of 2026 with buyers still holding the edge, but with early signs that conditions are starting to tighten. Here is a look at the latest numbers from the Toronto Regional Real Estate Board (TRREB) Simcoe County Market Watch for August 2026, the most recent report available at the time of writing.
Barrie at a glance (August 2026):
- Home sales: 164
- Average sale price: $667,703
- Median sale price: $650,000
- New listings: 462
- Active listings: 872
- Months of supply: 5.1
- Average days on market: 35
- Sale price to list price: 98 percent, up from 97 percent in July
Prices by home type. Detached homes made up 108 of the 164 sales, at an average price of $740,325. Condo apartments averaged $494,278 and condo townhouses averaged $456,510.
Prices compared with last year. The MLS Home Price Index benchmark for a typical Barrie home was $624,700, down 6.7 percent from August 2025.
Signs of a turn. Across Simcoe County, sales were up 1.1 percent from a year earlier, while new listings fell 11.7 percent and active listings fell 6.3 percent. The county's average price was still down 6.2 percent from last year, but that gap was smaller than July's 8.8 percent decline. Fewer new listings with steady sales can lead to more competition among buyers.
The condo segment is the exception. Barrie had 173 condo apartments for sale in August against 18 sales, so condo buyers have plenty of choice and condo sellers need sharp pricing and strong marketing.
Year to date. Through the first eight months of 2026, Barrie recorded 1,281 sales at an average price of $666,337, with homes selling at 97 percent of asking in an average of 36 days.
What it means for sellers. Buyers still have choice, so pricing and presentation matter. Homes that are priced right and marketed well are selling at close to asking price. With fewer new listings coming on, a well-prepared home can stand out this fall.
What it means for buyers. Buyers still have room to negotiate, especially on condos. If listings keep falling, that window may start to narrow.
