Most Barrie sellers do not need a big renovation before they list. In most cases, small updates and repairs give a better return than a new kitchen or bathroom, and they take far less time.
Buyers have more choice in Barrie right now. In August 2026, the city had about 5.1 months of supply, according to TRREB, which means buyers can compare several homes before they decide. That makes condition and first impressions important. But buyers also tend to want to choose their own finishes for big projects.
Updates that often pay off:
- Fresh paint in neutral colours
- Repairs to anything a home inspector would flag, like leaky taps, loose railings or broken windows
- Deep cleaning, including carpets, windows and appliances
- Lighting, by replacing burnt-out bulbs and dated fixtures
- Curb appeal, like a tidy lawn, trimmed shrubs and a clean front door
- Decluttering, so rooms look bigger in person and on video
Projects that usually do not pay off right before selling include full kitchen or bathroom remodels, major additions and very personal design choices.
The right answer depends on the home and the neighbourhood. An older home in Allandale may sell well as is to a buyer who wants a project, while a newer home in the south end may need to look move-in ready to compete with new builds nearby.
Spencer Kaleb Yankowski of Spencer Kaleb Group walks through each home before it is listed and tells sellers which updates are worth doing and which are not. His support team also helps with staging, so the home is ready for photos and video.
