Moving to Barrie from Toronto: what GTA buyers should know

Every year, many families and first-time buyers leave the GTA for Barrie. They come for more space, lower prices and life near the water, while staying connected to the city by highway and GO train. Here is what GTA buyers should know before they make the move.

Homes cost less. In August 2026, the MLS Home Price Index benchmark for a typical Barrie home was $624,700, compared with $925,900 across the Toronto Regional Real Estate Board (TRREB) area. That is a difference of about $300,000. Detached homes in Barrie sold for an average of $740,325 that month.

No municipal land transfer tax. Toronto buyers pay both the Ontario land transfer tax and Toronto's municipal land transfer tax. In Barrie, buyers pay only the provincial tax, which can save thousands of dollars on closing.

Getting to Toronto. Barrie sits on Highway 400 and is the northern end of the GO Transit Barrie line, with trains from Allandale Waterfront GO and Barrie South GO to Union Station. Many commuters choose a neighbourhood based on which station or highway access they will use most.

Life by the lake. Barrie wraps around Kempenfelt Bay, with a waterfront trail, beaches and parks close to downtown. Families also have trails like the Ardagh Bluffs, plus shopping, Georgian College and Royal Victoria Regional Health Centre right in the city.

Buyers have choice right now. In August 2026, Barrie had about 5.1 months of supply and homes sold at an average of 98 percent of asking price, according to TRREB. That gives GTA buyers time to compare neighbourhoods and negotiate.

Spencer Kaleb Yankowski of Spencer Kaleb Group helps GTA buyers get to know Barrie's neighbourhoods before they buy, and his listing videos let out-of-town buyers tour homes from anywhere.
