What does it cost to sell a house in Barrie?

Selling a home in Barrie comes with a few costs that are worth planning for before you list. Most sellers in Ontario can expect total selling costs of about 4 to 6 percent of the sale price, with real estate commission making up the largest share.

On a home selling for $650,000, which was the median Barrie sale price in August 2026 according to TRREB, that works out to roughly $26,000 to $39,000.

Here is what usually goes into that number:

  • Real estate commission. Commission is negotiable in Ontario, and HST is charged on top of it. This is the biggest single cost.
  • Legal fees. A real estate lawyer is required to close a sale in Ontario. Legal fees for a seller typically run about $1,500 to $2,500, plus disbursements of about $300 to $700 for things like title searches and registration.
  • Mortgage costs. If you still have a mortgage, your lender may charge a discharge fee, and breaking a mortgage early can come with a prepayment penalty.
  • Getting the home ready. Small repairs, painting, cleaning and staging all cost money, but they often help a home sell faster and for more.
  • Adjustments on closing. Property taxes, utilities and condo fees are balanced out between buyer and seller on closing day.
  • Moving costs. Movers, storage and any overlap between homes.

One cost Barrie sellers do not pay is land transfer tax. In Ontario, the buyer pays it.

If the home is not your principal residence, capital gains tax may also apply, so it is a good idea to speak with an accountant.
