Many Barrie homeowners assume they should wait for spring to sell. But homes sell all year long in Barrie, and winter can work in a seller's favour.
There are fewer buyers, but they are serious. The market slows down in winter. According to the Toronto Regional Real Estate Board (TRREB), Simcoe County recorded 406 sales in December 2025, compared with 719 in May 2025. The buyers who are out shopping in the cold usually need to move, whether for a new job, a growing family or a closing date on another home.
There is less competition. Fewer sellers list in winter too. A well-priced, well-presented home has a better chance of standing out when buyers have fewer choices.
Winter preparation is different. A few things matter more in a Barrie winter:
- Clear the snow. Keep the driveway, walkway, steps and deck clear and salted for every showing.
- Make it warm and bright. Turn up the heat a little before showings and turn on every light, since winter days are short.
- Use summer photos if you have them. A photo of the backyard or garden in full bloom helps buyers picture the home in every season.
- Keep the entrance tidy. Set out a mat and a spot for boots, so buyers feel welcome and floors stay clean.
- Check the furnace. Buyers will notice if the home feels cold or drafty.
Video matters even more. In winter, many buyers do more of their early shopping online. A good video tour lets them see the home before they brave the roads.
Spencer Kaleb Yankowski of Spencer Kaleb Group lists and sells Barrie homes in every season. Each listing gets a video tour and its own website, so the home looks its best online even when the yard is under snow.
