Should I wait until spring to sell my Barrie home?

Should I wait until spring to sell my Barrie home?

It is one of the most common questions Barrie homeowners ask in the fall. Spring is usually the busiest season, but waiting is not always the best choice.

Why spring is busy. In 2026, Simcoe County sales more than doubled from 348 in January to 787 in May, according to the Toronto Regional Real Estate Board (TRREB). The county's average sale price also peaked in May. More buyers usually means more showings and more interest.

Why spring is also crowded. More sellers list in spring too. A home that would stand out in winter can get lost among many similar listings in April and May.

What waiting can cost. Holding off for a few months means more mortgage payments, property taxes and upkeep. If you have already bought your next home, or need to move for work or family, those months can add up quickly.

Questions to ask yourself:

  • Do I need to move by a certain date? If so, the timing of your life matters more than the season.
  • Does my home show best in spring? Homes with great yards, gardens or water views may benefit from waiting.
  • What is the market doing right now? In September 2026, Barrie homes sold at an average of 98 percent of asking price, according to TRREB, so well-priced homes are still selling close to list price.

There is no single right answer. Spencer Kaleb Yankowski of Spencer Kaleb Group helps Barrie sellers compare what they could expect now with what they might expect in spring, so they can choose the timing that works best for them.
